How do I place an order?

What do I do if I want a custom- made building?
On all bespoke orders you will need to contact us directly to discuss your exact size and specifications to obtain a quote

Do I need to pay a deposit?
A 25% deposit is required on all paper orders. For online ordering payment is due in full at the time of purchase. For bespoke orders payment is due in full prior to delivery

When is the balance due?
For all standard buildings delivered and installed by Rutland Sheds any balance due must be paid on the day of delivery by either cash or credit/debit card.

Does the price include V.A.T.
All domestic work includes V.A.T

What access is required?
Clear un-restricted access (height and width) is required for the sections to be transported to the base. We will not carry sections over roofs, fences, walls etc unless pre-arranged at which point a further charge may be incurred due to extra staff being required.

Do I need a base for my garden building?
A firm level base is required before any building can be erected it will need to cover the entire floor area of the shed. Concrete slabs will be more than adequate laid on a bed of sharp sand and concrete mix. Block paving or a tanalised timber frame base concreted into position will also be suitable. Advice and quotes can be given if required.

When will my base be fitted?
If you have purchased a base then this will be installed a couple of days prior to your shed being erected.

Can I change the door and window positions on the standard sheds?
On the pent roof garden building the door and window positions can be virtually wherever you want them. On the apex roof version the door will be in the apex section with the windows on either of the side sections.

Is the timber treated as standard?
No, the treatment we offer is an optional extra, we offer 2 types of treatment a water based and a solvent based preservative (Cuprinol or Ronseal). If treatment is not required by the customer then the floor and roof will be dipped in a water based treatment as standard with the side sections remaining untreated.

Cancelled Orders/Refunds
If an order is cancelled within 7 days of the due delivery date then the deposit will not be refunded.

Do I Qualify for Free Delivery and Installation?
You will qualify for free delivery and installation of a building if you live within 20 miles of our factory in Smethwick (see delivery page for map) have no height or width restrictions and there is a firm level base for the building to be erected on.

What happens if I live outside the 20 mile free delivery zone?
A delivery charge will be made according to your postcode. We suggest that you contact us first to determine the cost.

How long will the delivery take from the time of ordering?
Delivery is normally 2-3 weeks for standard garden buildings. Bespoke designs can take up to 4-5 weeks. A firm delivery date will be given once the order has been placed and processed.

Will I need to be at home to accept the delivery?
Yes, either you or a representative will need to be at the delivery address to accept and inspect your order.

Will the building be erected at the same time as delivery?
All buildings are delivered and erected at the same time provided there is a firm level base and no access restrictions.

Do I need planning permission for my garden building?
In most cases if a building is under 30sqm then planning permission is not required. Please contact your own council for further advice.

What guarantee do I receive?
All buildings carry a 12 month statutory rights guarantee by law. If your building is treated every year with a suitable preservative and is on a firm level base there is no reason why your building should not last for many years.

What if there is a problem with my building?
If you have any concerns with your building no matter how old you will need to contact 0121 420 1521 to discuss the issue and arrange for us if necessary to visit and assess the building personally where any action needed can be discussed and arranged.
